Ananiev brothers decided to sell “the most ugly” building in the center of Moscow

Group PSN (formerly “Promsvyaznedvizhimost”), owned by Alexey and Dmitry Ananiev (according to Forbes, the status of each of them by the end of 2016 amounted to about $1.4 billion) took the decision to sell one of its major assets — the business-center “Arbat, 1” (formerly “the alpha of Arbat the Center”), told RBC several participants of the real estate market. On the sale of the building know as the managing partner of the ILM Andrey Lukashev and partner of Colliers International Stanislav Bibik. Coexclusive brokers of the project are the consulting company JLL and CBRE. In JLL and CBRE have confirmed the fact of sale of the building.

“We have always been open to discuss the best proposals for the purchase of facilities we own or manage,” said RBC Vice President, sales and acquisitions of PSN CSKA Cerak.

“This is a landmark asset in the historical center of Moscow, but its purchase can only be of interest to the end user as their own headquarters,” says Lukashev. It has taken a vacant lot, which was formed after its building during world war II, the bomb fell. After commissioning, it housed the headquarters of TNK-BP. In may 2011, the oil company sold the office group PSN, which, in turn, leased it to the Bank.

The volume of transactions with commercial real estate of Russia in the first half increased, estimated by analysts JLL, — it has reached $2.2 billion, or 39% more than the same indicator of January—June 2016 ($1.6 billion). The share of foreign investments in the total volume of transactions increased from 6% in the first half of 2016 to 21% in the first half of 2017.

The total volume of investment deals on the Russian real estate market in 2017 will amount to $4.5 billion, JLL predicts. In 2016, according to the company, it reached $4.2 billion.

The main interest of customers, office and shopping centers, as well as warehouses and hotels are concentrated in Moscow. In the first half, according to Colliers International, the capital accounted for 73% of all transactions. 22% of deals were signed in Saint-Petersburg and 5% in the regions.

PSN group was founded in 2000 as the development division of the PSB. According to Forbes magazine, a portfolio 617 thousand in sq. m of office space.
